The Ministry of Housing, Land and Urban Development has issued a call for proposals from local developers to build 2,100 affordable housing units across 13 inhabited islands through a public-private partnership (PPP) arrangement.

The tender was announced on Thursday, with submissions required by 1:00 pm on August 17.

This project involves the development of three-bedroom apartment buildings featuring ground-floor parking and commercial spaces.

According to the ministry, eligibility is limited to Maldivian-registered entities that are entirely Maldivian-owned, including private companies, NGOs, and local consortiums.

The initiative is part of the government's broader housing program, aiming to increase the supply of affordable homes and encourage greater private sector involvement in residential development.

Developers will be responsible for securing project financing and will have the option to sell the completed apartments under conditions set by the government.

The ministry specified that:

- At least 60% of the apartments must be designated as affordable housing units.

- Affordable units must have a minimum floor area of 900 square feet.

- The maximum sale price for an affordable unit is MVR 1.5 million.

- Developers are permitted to set lower prices if they choose.

The planned developments are to be constructed on the following islands:

- Hoarafushi (HA): 100 units

- Ungoofaaru (R): 100 units

- Thulhaadhoo (B): 50 units

- Naifaru (Lh): 300 units

- Muli (M): 100 units

- Meedhoo (Dh): 100 units

- Gan (L): 200 units

- Thinadhoo (GDh): 300 units

- Fuvahmulah: 300 units

- Hithadhoo (Addu): 300 units

- Feydhoo (Addu): 200 units

- Maradhoofeydhoo (Addu): 25 units

- Maradhoo (Addu): 25 units

The ministry also emphasized that this initiative aims to enhance the capacity of Maldivian property developers by encouraging their active participation in national housing projects.
